East Finchley house

A family home in North London. The house had undergone some alterations in previous years and needed a refresh. The new owners wanted to improve the relationship to the garden, upgrade the internal spaces (especially the kitchen and bathrooms), and reduce their annual energy bill!

The site is just outside a conservation area. The new extension is achieved within the permitted development rights.

The new kitchen-dining room sits centrally on the ground floor. A masonry column is retained to avoid the need for additional long-spanning steel beams, reduce construction costs, and give the garden room some separation.

The walls, roof, and raised ground floor are upgraded with insulation. New windows and doors provide better air-tightness and fewer draughts!
